Position Description

The Senior Manager Custodial Services manages the Custodial Service program for about 60+ buildings with approximately 6,000,000 gross square feet of space. The incumbent supervises the development and maintenance of critical custodial management tools, such as the TMA, CMMS, the Custodial Services Guide, and the Special Events Guide. The incumbent is responsible for thorough direction and supervision of his/her immediate subordinates, manages a workforce of 15 Custodial Supervisors and approximately 240 Cleaners, one staff Equipment Maintenance person, and one staff Window Washer.

The Senior Manager is the direct supervisor of 4 Custodial Assistant Managers and is responsible for the administration of all aspects of various service contracts including, but not limited to, Uniforms, Custodial Supplies, Solid Waste Management, Recycling, Window Washing and Cleaning, Repair and Replacement of Window Treatments, Pest Control Services.

The incumbent interacts with customers for issues related to the custodial operation and is responsible for organizational level Human Resources activities including but not limited to hiring, terminations, grievances, discipline, awards unemployment hearings and labor relations with the recognized Local 32BJ Bargaining Unit.

Additionally, the incumbent is responsible for all legal responses required by the Office of General Counsel including EEOC, PHRC and any other applicable commission or proceedings.

Additional Education and/or Experience Essential to the Position

Degree in Business, Engineering or related area, with major course work in property management, maintenance or building services highly desired. Knowledge of the practices, equipment and materials associated with commercial or institutional custodial services. Effective oral and written communication skills. Experience in implementation of computerized custodial scheduling systems or knowledge and experience in implementation of other scheduling systems required.

The following PA Act 153 clearances and background checks may be required prior to commencement of employment and as a condition of continued employment: PA State Police Criminal Record Check, FBI Criminal Record Check, PA Child Abuse History Clearance.
